Cookie policy
No cookies
This site does not set cookies in your browser: no strictly necessary, analytics or advertising cookies. That is why there is no banner to accept.
We count visits with a cookie-free tool, on servers we run ourselves. The only thing that can set anything is the Google map on the contact page, and only if you open it yourself.
This is a translation of the Italian cookie policy: if the two differ, the Italian text prevails.

01In short
A cookie is a tiny file that a site leaves in your browser so as to recognise it on the next visit. Some are there to make things work: staying inside a private area, remembering a shopping basket. Others are used to count visits or to show you targeted advertising. Here you receive neither kind: reading the site and writing to us require no login and no basket, and the statistics do not need them.
02Statistics, without cookies
We count visits with Umami, free, open-source software that runs on servers we run ourselves, in the same European region as the site. It records which page you open, where you came from, the type of device and browser, and the country and the approximate city. It sets nothing in your browser and does not store the IP address: it uses it to estimate the location and to tell visits apart within the day, with a code that changes every day and cannot be traced back to you. The data goes to no one else.
Under the guidance on cookies of the Garante, the Italian data protection authority, statistics made this way (identifying no one and passing no data to third parties) do not require consent: that is why there is no banner. Who processes this data and for how long is set out in the privacy policy.
03The Google map
On the contact page, which is in Italian, there is a Google Maps map with the house’s listing. It does not load by itself: until you press ‘Mostra la mappa’ (‘Show the map’), no request goes to Google and nothing is set in your browser.
When you open it, the map arrives from google.com inside a frame on the page. From that moment Google may set its cookies in your browser, on its own domain and under its cookie policy. We do not set them and we do not read them: which cookies these are and how long they last is for Google to say. Your choice covers that page on that visit only: if you reload it, the map is closed again and no choice is remembered.
If you do not want to load anything from Google, below the map there are still two links (‘Apri in Google Maps’ and ‘Indicazioni stradali’, that is ‘Open in Google Maps’ and ‘Directions’) that open Google only if you press them.
04What isn’t here
- No advertising cookies. There is no Google Ads, no remarketing and no Meta, TikTok or LinkedIn pixel.
- No consent banner, ours or anyone else’s. There is nothing to accept, so there is no platform recording your choice and linking it to what you chose on other sites.
- No fonts or videos loaded from elsewhere, and no map that starts by itself. The typefaces are served from our own domain, not from Google Fonts; the statistics pass through our own domain; the map on the contact page arrives from Google only after you have opened it yourself (section 03). Once the page has loaded, no third party sees your visit go by.
- No strictly necessary or session cookies. Visitors do not have to log in with a password or fill a basket, so none is needed.
- No profiling. We read the statistics in aggregate form: which pages, how many visits, from which searches. There is no individual profile to look up.
05From your browser
There is nothing to delete. If you do not want to appear even in the statistics, a content blocker in your browser stops their script and the site works just the same. Your browser’s cookie settings have nothing to act on here.
06Changes
If we ever add a tool that sets anything in your browser of its own accord, this page will list it before it goes live, and we will ask for your consent then, not afterwards. Tools that start only at your request, like the map, have their own button and their own section.
